Premavista rents out your property to carefully vetted mid-term and long-term tenants across Marbella, Nueva Andalucía, San Pedro de Alcántara, Benahavís, Estepona and Elviria. We find the tenant and set everything up; you collect the rent. And if you want us to manage the rental too, we can, optionally.

Premavista is a boutique rental management company based in Marbella, Spain, founded in 2024 by Anastasia Grebelskaya and Roderick Stroethoff. In addition to short-term Airbnb and Booking.com management, Premavista rents out properties on mid-term contracts (2 to 11 months, known in Spain as alquiler de temporada) and long-term contracts (12 months or more) across Marbella, Nueva Andalucía, San Pedro de Alcántara, Benahavís, Estepona and Elviria. The core service is tenant placement: marketing, screening, the contract and check-in; the tenant then rents from the owner, not from Premavista. Neither contract type requires a tourist licence. Mid-term placement costs one month's rent plus IVA and is charged to the tenant. Long-term placement costs one month's rent plus IVA, paid by the owner, as Spanish law requires. Optional full management costs 10% of monthly rent plus IVA, paid by the owner; with it, Premavista handles every tenant issue, repair and complaint, so the owner is never contacted by the tenant, and for mid-term rentals it includes the placement. Rent is always paid by the tenant directly to the owner. There are no setup fees or hidden costs. The team speaks English, Dutch, Spanish and Russian.

Our specialty. Furnished lets to winter residents, relocating families and remote professionals. Higher monthly rents than classic long-term, no tourist licence required, and the contract ends on the agreed date. The sweet spot for most foreign owners on the Costa del Sol.

Long-Term Rentals (12+ Months)

Maximum stability for owners who never use the property. We market it, screen every applicant rigorously, draft a solid contract and place the tenant; from there the rent flows directly to you. One honest caveat: a renewable mid-term let often earns more with far more flexibility, and we'll tell you when that's the case.

The Hybrid Model

Short-term rentals in the high season, a furnished winter let from October to May. Your property earns peak nightly rates in summer and steady monthly income in winter. Only possible with a manager who runs both models under one roof. We do.

The difference between a rental that runs itself and a rental that ruins your year is the tenant. So before anyone signs anything, we verify who they are and what they earn: payslips (nóminas), employment contracts or proof of self-employed income, previous landlord references and identity checks. Solvency first, sympathy second.

For mid-term lets we also document the temporary purpose of the stay in the contract, which is what keeps temporada rules watertight. For long-term contracts we structure the agreement and register the deposit so your position is as strong as Spanish law allows.

No screening can guarantee a perfect tenant. What it can do is remove the obvious risks before anyone gets a key, and that is where almost every rental horror story starts.
