Yes, you can still use your Marbella holiday home while it is let to holiday guests. Your own stay is handled like any other booking: the dates come off the Airbnb and Booking.com calendars before a guest can take them. Timing is the only thing to get right. A date blocked early costs you nothing beyond the nights you do not let. A stay squeezed in over a guest's confirmed booking can cost the listing a cancellation fee and its standing on the platform.
Can I still use my holiday let if a manager runs it?
Yes. It is one of the first questions owners ask us, and our answer is the one on our holiday rental management page: simply tell us your preferred dates and we block them from the booking calendar. We plan around your schedule, not the other way round.
A manager runs the lets. The home stays yours, and so does the tourist licence, which stays in your name. Whether your apartment is in Marbella, a villa in BenahavĂs or a townhouse in Estepona, the rule is the same: the calendar is shared, and your dates go in first if you give them early.
How do owner stays work on Airbnb and Booking.com?
A blocked date is closed on every channel at once, because the calendars are synced across Airbnb, Booking.com and our own booking site. No guest can book those nights, and nothing else about the listing changes.
The picture changes once a guest has booked. From that moment the dates belong to the guest, and both platforms make it hard and costly to take them back:
- Airbnb: under its Host Cancellation Policy, a host who cancels a confirmed reservation pays a fee of 10% of the reservation amount when check-in is more than 30 days away, 25% between 30 days and 48 hours before, and 50% of the nights not stayed within 48 hours, with a minimum of 50 US dollars. Airbnb also blocks the cancelled dates on the calendar, and the listing can lose its Superhost status or even be suspended.
- Booking.com: the property cannot simply cancel. It can only send the guest a request to cancel, no later than 48 hours before check-in, and the reservation stays active until the guest accepts.
Block your own dates before a guest can book them. Moving a guest who has already booked is rarely possible and never free.
When is the best time to plan your own stay?
As early as you can. Guests book the busiest weeks months ahead, so dates you give us in winter for the summer are almost always free, while dates you mention in June often are not. The weeks that fill first on the Costa del Sol are:
- July and August, the peak of the beach season.
- Easter: Semana Santa 2027 runs from Palm Sunday, 21 March, to Easter Sunday, 28 March.
- Christmas and New Year, when many families come back to the coast.
- Local events, such as the San Pedro de Alcántara feria around 19 October each year.
The quieter months, from November to February outside the festive weeks, are when a stay of your own costs the least in lost bookings.
Early dates also help the nights around your stay. Our nightly rates and minimum stays are adjusted daily for season, events and booking pace, so if we know in good time that you leave on a Thursday, the nights before the next weekend can be priced to sell rather than left as an awkward gap. Our guide to Airbnb pricing in Marbella explains how that works.
Can family and friends stay in the home too?
Yes. A free stay by your family or friends is planned exactly like your own: tell us the dates, and we block them. Let us know who is coming, when they arrive and how they will get in, so the handover is planned and nobody is waiting at the door after a late flight into Málaga.
If a friend offers to pay you for the stay, talk to us before you agree anything. A paid stay is a let, and it should run through the calendar like any other booking.
How is the home made ready for you, and then for guests?
A few habits make owner stays easy for everyone:
- Keep a locked owner's cupboard. Personal clothes, documents and favourite things stay out of guests' reach and are there when you arrive.
- Leave the guest inventory as you found it. When we take on a home we walk through it and record an inventory with condition photos. If you take something home or add something new, tell us so the list stays right.
- Give us your departure time. If a guest arrives the same day, the team needs a clear window to get the home ready.
- Tell us what you notice. You see the home with fresh eyes. A sticky lock or a tired sofa cushion you mention during your stay can be sorted before the next guest notices it.
After you leave, the home is treated like any other changeover: we inspect it after every stay, before the next guest arrives.
Planning a stay in your own home?
We have hosted on Airbnb for about five years, as Superhosts, and owner stays are part of how we plan every calendar. If you are thinking of letting your home but want to keep using it, we are happy to talk through how your own weeks and the guests' weeks fit together. Write to us through our contact page or on WhatsApp at +34 600 543 173. If your home is not registered yet, start with our touristic licence guide.
