Everything else, from furniture to pricing, comes after those three. Marbella currently has 15,418 registered tourist homes, roughly ten per cent of the 151,048 registered across Andalucía, so you are joining a crowded but still profitable market.

The rules tightened noticeably between 2024 and 2026, and most of the owners who get into trouble are the ones who listed first and registered later. Do it the other way round.

What licence do you need to run an Airbnb in Marbella?

Andalucía uses a responsible declaration model rather than a permit queue. You file a declaration with the Junta de Andalucía through its electronic office using a digital certificate, upload your documents, and you receive a code in the format VUT/MA/number. In practice the activity can begin the moment the declaration is signed, which is why the process feels fast compared with other Spanish regions.

Before you can file, you need the property's licencia de ocupación and a declaration of urban compatibility from Marbella town hall. If your flat is in a block under horizontal property regime, Decreto-ley 1/2025 requires explicit consent from three fifths of owners representing three fifths of participation quotas, a rule in force since 3 April 2025. That single requirement is what stops most apartment projects, and it is worth checking the minutes of your community meetings before you spend anything on furniture.

Sanctions under the current Andalusian framework reach €600,000 for the most serious breaches. Registering properly is not paperwork, it is risk management.

Two operational duties follow registration. Guest identity data must reach the Ministry of the Interior through SES.Hospedajes within 24 hours of check-in. And capacity is capped at four people per bedroom and fifteen beds per dwelling, so you cannot quietly add a sofa bed to lift your nightly rate. How much does it cost to set up?

Budget in three buckets. Compliance is the cheapest: the responsible declaration itself carries no fee, and a gestor or lawyer to prepare the urban compatibility paperwork typically runs a few hundred euros. Equipment is the next layer, covering the first aid kit, the visible emergency numbers, tourist information for the municipality, and air conditioning appropriate to the season.

Furnishing is where the real money goes. A two bedroom apartment that photographs well and survives fifty guest stays a year sits somewhere between €12,000 and €25,000 to fit out properly, and that gap is almost entirely down to the sofa, the mattresses and the terrace. Then there is photography. One professional shoot, done at the right hour of the afternoon, changes the click through rate on your listing more than any pricing tweak you will make in year one.

What can a Marbella Airbnb actually earn?

Numbers vary enormously by area, size and outdoor space, so treat any single figure with suspicion. Across the Premavista portfolio over the past twelve months, a three bedroom home in Benahavís took just over €24,500 in net booking revenue, a four bedroom villa in Estepona averaged around €549 net per night across its stays, and a two bedroom apartment in central Marbella averaged around €462 net per night. Those are net of platform fees, before management commission and taxes.

The pattern behind those numbers matters more than the numbers themselves. Larger properties with private pools earn a high rate over a short season. Smaller apartments near the beach or the old town earn a lower rate over a much longer season, and they are the ones that fill in October and April when villas sit empty. If you are choosing between two purchases, the apartment usually gives the steadier cash flow.

Self-managing works if you live locally, speak enough Spanish to deal with a plumber on a Sunday, and are happy to answer messages at midnight in August.
