What does a holiday rental in Elviria actually earn?
Income in Elviria tracks three things: the size of the property, whether it has private outdoor space, and how close it sits to the beach or to Santa MarĂa Golf. A two-bed apartment in one of the established urbanisations such as Santa Clara or Greenlife will normally land in the €12,000 to €22,000 net band. A three-bed villa with a private pool clears that comfortably, as our own Las Chapas numbers show.
The pattern through the year looks like this:
- July and August carry the highest nightly rates and book out earliest, often by February.
- May, June and September are the quiet strength of Elviria. Golf and family traffic keeps occupancy high while rates stay reasonable.
- April and October still fill well for properties with heated pools or good indoor space.
- November to March is thin for nightly lets, which is why a growing number of east Marbella owners switch to a winter or temporada let for those months.
Average stay length is the number owners overlook. Six or seven nights is normal in Elviria, against three or four in the centre of Marbella. Fewer turnovers means lower cleaning costs, fewer check-ins to staff, and less wear on the property for the same revenue.
Elviria is one of the least crowded management markets in Marbella. There are far fewer agencies working east of the town than west of it, which is exactly why listings here are so often left on flat, static pricing.
Why does Elviria fill weeks that central Marbella misses?
The guest profile is the answer. Nikki Beach sits on Elviria's beachfront and pulls a steady 25 to 45 crowd through the summer, while Santa MarĂa Golf Club and the dunes at Cabopino draw a completely different set of visitors in spring and autumn. Families book Elviria because they can park, walk to a beach that is not shoulder to shoulder, and reach Málaga airport in about 30 minutes rather than 50.
That mix gives the area a longer season than the central Marbella market, where demand spikes hard in summer and drops away fast. It also means your listing needs to speak to two audiences at once, which is a copywriting job as much as a pricing one. Owners comparing areas often look at Nueva AndalucĂa or San Pedro de Alcántara as well, and each of those rents on its own logic again.
Do you need a VFT licence to rent in Elviria?
Yes. Elviria falls inside the Marbella municipality, so any property let to holidaymakers must be registered as a Vivienda con Fines TurĂsticos with the Junta de AndalucĂa. The VFT covers stays of up to two months. Anything longer moves into a different contract type entirely.
To register you need a first occupation licence or its equivalent, a habitability certificate, community bylaws that do not prohibit tourist use, a municipal urban compatibility report, and a responsible declaration filed with the Andalusian tourism registry. Where the paperwork is already in order the registration typically completes within one to four weeks. Letting without one is not a small risk: fines run to as much as €150,000.
Two things changed the picture in 2026. Communities of owners can now block tourist use with a 60% majority vote, so your bylaws are worth checking before you buy or renovate. Spain was also required to resolve its duplicate national and regional registry systems by 20 May 2026, which has left some owners holding registration numbers they are unsure about. If you are in that position, get it confirmed rather than assumed.

Ask who physically meets your guests. Elviria is spread out, the urbanisations are gated, and a lockbox handover in a place like Santa Clara leaves arriving families circling a barrier at 11pm.
