Most Marbella owners earn more by listing on both platforms rather than choosing one. Across Spain, Booking.com accounts for roughly 39 percent of holiday rental reservations, Airbnb around 32 percent, and direct bookings the remaining 28 percent. Airbnb now charges hosts a host-only service fee of 15.5 percent of the booking subtotal, while Booking.com commission in Spain typically sits at 15 percent before add-ons. For an owner weighing Airbnb vs Booking.com in Marbella, the useful question is not which platform wins, but how to run both without double bookings and without giving away margin.
How much do Airbnb and Booking.com actually cost?
The headline percentages look almost identical, but the structures differ.
- Airbnb: professional hosts and managed properties in Spain generally sit on the host-only fee, unified at 15.5 percent of the subtotal since August 2025. Spanish IVA at 21 percent applies to that fee, so the true cost lands near 18.8 percent. The alternative split model charges the host about 3 percent and the guest the rest, which lowers your fee but raises the price the traveller sees.
- Booking.com: commission in Spain usually falls between 15 and 17 percent. Payments by Booking.com adds 1.1 to 3.1 percent for card processing, and the Preferred Partner badge costs roughly 3 percentage points more on top for higher placement in search.
Run those numbers on a real week. A 2,100 euro August week in Nueva Andalucía costs about 395 euros in fees on Airbnb host-only pricing including IVA, or roughly 315 to 420 euros on Booking.com depending on whether you have opted into payments and Preferred Partner. The spread between the two platforms is real but small. What moves your annual total far more is nightly pricing, occupancy in the shoulder months, and review scores.
Fee percentages differ by two or three points. Pricing discipline and review scores differ by thousands of euros a year. Optimise the second before you agonise over the first.
Which platform brings better guests to the Costa del Sol?
The two audiences behave differently, and in Marbella that difference is seasonal.
Airbnb dominates longer summer stays. Families and groups booking a villa in Benahavís or a three-bedroom near La Quinta Golf for a full week or fortnight overwhelmingly search Airbnb first, and they book further ahead, often four to six months out for July and August.
Booking.com fills the gaps. Its users skew towards shorter stays, later decisions, and Northern European travellers who already have a Booking.com account from hotel travel. That makes it valuable for the two and three night stays that plug a Tuesday to Thursday hole in September, and for the golf and city-break traffic that keeps Estepona and San Pedro Alcántara ticking over from October to April. Booking.com also lets you offer a non-refundable rate, which converts well with decisive travellers.

Does listing on both platforms double your bookings?
No, but it reliably lifts occupancy by a meaningful margin. Adding a second channel does not create new demand out of nothing. It exposes your property to a different pool of travellers at different moments in their decision, which typically converts into an extra 8 to 15 percentage points of annual occupancy for a well-run Marbella apartment. On a property that was running at 65 percent, that is around a month of extra paid nights.
The condition is synchronisation. Two live calendars without a channel manager will eventually produce a double booking, and a double booking on Airbnb means a cancellation penalty, a blocked calendar and a bruised search ranking that can take a season to recover. Any owner running both platforms needs either a channel manager or a manager who runs one for them.
Rate parity matters just as much. If your Booking.com nightly rate is 15 euros lower than your Airbnb rate for the same dates, guests notice, and you have quietly given away the difference on every booking. Pricing has to be set once and pushed to both channels, adjusted for each platform's fee structure so your net is consistent.
What about direct bookings?
That 28 percent of Spanish reservations booked directly is the highest-margin income an owner can earn, since there is no platform commission at all. It is also the hardest to build. Direct traffic comes from repeat guests, word of mouth, and a property with enough of a following to be searched for by name, which usually takes two or three strong seasons of five-star reviews to develop.
The realistic sequence is to use the platforms to build the review history first, then convert returning guests to direct bookings on their second and third stays. Rushing that step by pushing guests off-platform breaches both platforms' terms and risks your listing.
What channel mix should a Marbella owner run?
For most properties on this coast, the answer is Airbnb as the primary channel for summer and long stays, Booking.com as the secondary channel for shoulder season and short gaps, and a slow build towards direct repeat guests. The exact weighting depends on the property. A two-bedroom apartment walkable to the beach in Elviria leans more heavily on Booking.com in winter than a golf villa does.
